3. To conduct an ongoing search for your new home by checking the MLS listings, networking with other agents and perusing the marketplace.
4. To schedule appointments and accompany you on showings of properties that interest you.
5. To provide mortgage qualification assistance if needed.
6. I owe you undivided loyalty, the duty to obey all lawful instructions, an obligation to keep confidences, the exercise of reasonable care and skill in performing all assigned duties, and the duty to account for all money and property placed in my hands while acting for you.
7. To provide assistance in selecting qualified companies and individuals that may be necessary for appropriate and desired property inspections.
8. On request – provide comparable market analysis and tax record search on any property selected for possible purchase, providing you with the factual data on recent comparable sales that will assist you in deciding to make an offer to purchase or not.
9. To assist you in analyzing all gathered information prior to making an offer to purchase and to assist you in preparing the offer to purchase.
10. To schedule appointments to provide access to the property for inspectors, appraisers, etc.
11. To monitor the post-contract, pre-closing process, to assure that all necessary documentation is completed and to be available after possession to assist with any unresolved or unforeseen problems.
