Why MLS is great for Buyers!
 
Some Basics...
Some of the best tools a potential home buyer has on their side is MLS, Winnipeg Realtors and "Co-operative Real Estate".  Co-operative real estate refers to the fact that all Realtors co-operate together to get the sale done.  It doesn't matter if I work for RE/MAX and the home you wish to purchase is another company altogether... we can get it done so you are not missing out on anything!  Winnipeg Realtors use a version of MLS that is called MLXchange, and it is MLXchange that feeds all the info to MLS... so that means all properties on MLS come from liscenced Realtors, not private sales.  Realtors are held to a high standard of service from the Canadian Real Estate Association so you as a buyer can feel protected that the property that is marketed, that you may wish to purchase, contains accurate information.
 
The GREAT part!
Since our system of MLXchange feeds MLS we have all the same homes that MLS does, in fact, our system is more up to date, and we have access to tons of info not available on MLS.  You can browse online yourself or get yourself set up on our auto-email system to find out about new properties (for more info on my auto-email system please refer to my section under "Buyer's").  If you have any questions about a particular property you would be surprised about the extra amount of info a Winnipeg Realtor would have on the same property.  We have access to that property's history, actual address and neighbourhood, how much the taxes are and the break down, whether any equipment in the house is on rental, actual days on market, whether or not there has ever been a price drop... etc.  You will find all of this information fun, interesting, and frankly that it can make a difference on how you may proceed with an offer to purchase.
 
How Winnipeg Realtors and MLS go hand in hand...
We already know how MLS works with Winnipeg Realtors and you... but why use a Winnipeg Realtor?  Why not just hit up some open houses?  Well, first of all only 1-2% of homes on the market currently ever have an open house... think of what you are missing!  Also, if it is listed by a Realtor, you will need a Realtor to actually get in the door to view it.  You are free to choose the Realtor you wish that shows you that house, but you should find someone you click with, that understands what you want and represents YOU.  So hiring an agent that will do that for you exclusively is one of the smartest decisions you can make in buying a home.
 
 
The basic bottom line of why MLS is the best tool for you is that you can't possibly be missing out on anything by using a Realtor and using MLS... it is all there!
